Owe more than
your house
is worth?
A short sale lets you sell your home for less than what you owe, with your lender’s approval — and walk away without a foreclosure on your record. Maria Barrera has guided DFW homeowners through short sales since 2010.

Selling for less
than you owe —
with the bank’s OK.
A short sale sells your property at a price that is less than what you owe to the mortgage company, and the lender has to agree to the terms before you can proceed with the process.
Short sales allow you to alleviate your debt to the lender without damaging your credit score as severely as foreclosure. They still affect your score and your chance of getting your next mortgage, and since you’re selling for less than you owe, all of the proceeds go back to the lender.
Because the lender must approve every short sale, having an experienced advocate on your side makes all the difference. 214.587.5755
Life happens. Lenders know it.
Lenders usually consider a short sale when your home is worth less than the mortgage balance and a hardship makes it hard to keep up with payments. Common reasons include:
- Job loss or a drop in income
- Divorce or separation
- Medical bills or illness
- Death of a family member
- A job transfer or relocation
- A home worth less than the mortgage
The short sale process, step by step.
Lender approval can take time, so starting early — ideally before a foreclosure sale date is set — gives you the best chance.

Free consultation
We talk through your situation, what you owe, and what the home is worth today — so you know whether a short sale makes sense.
- 02
Hardship package
We help you put together what the lender asks for: a hardship letter, income and bank statements, and tax returns.
- 03
Offer and negotiation
Once there is a buyer, the offer goes to your lender. We negotiate with them on your behalf until they approve the terms.
- 04
Approval and closing
With the lender’s written approval, the sale closes. The proceeds go to the lender, and you move forward without a foreclosure.
A clearer road back to homeownership.
| Short sale | Foreclosure | |
|---|---|---|
| Impact on credit | Less severe | Most severe |
| Buying again | Often possible sooner | Usually a much longer wait |
| Who is in control | You choose the buyer and timing | The lender sells at auction |
| On your record | “Settled” or “paid for less” | A foreclosure |
Every lender and situation is different. Ask your lender whether they will waive any remaining balance, and talk with a tax professional or attorney about how a short sale affects you.
